The project:

This is an opportunity to work on one of the largest programmes in Saudi Arabia. This unique project consists of major mixed-use development including residential, sports facilities, entertainment, and arts along with all associated infrastructure.

As a development manager within the residential unit, you will be instrumental in planning, coordinating, and delivering high-quality residential assets across the program. You will guide developments from early feasibility through design management, approvals, procurement, and into construction delivery. This role requires excellent stakeholder leadership, technical competence, and the ability to drive outcomes in a fast-paced mega project environment.

You'll be responsible for:

  • Lead the development of residential products, including apartments, villas, staff accommodation, and mixed-use neighbourhoods, from concept through handover.

  • Manage all project development phases: feasibility assessments, business cases, design coordination, permitting, preconstruction, and contractor selection.

  • Navigate stage-gate processes to secure approvals and ensure alignment with programme strategy.

  • Oversee risk identification, mitigation planning, programme monitoring, and compliance with regulatory and statutory requirements

  • Coordinate with design teams, consultants, authorities, and internal Mace programme teams to ensure consistent delivery outcomes.

  • Present high-quality reports, dashboards, and presentations to senior leadership and external partners, articulating project vision, progress, and business cases.

  • Serve as a trusted representative of the client, ensuring solutions meet our clients standards for quality, sustainability, and long-term asset value.

  • Conduct and review market studies, feasibility analyses, and financial modeling to support investment decisions.

  • Support procurement strategy, manage consultants, and negotiate commercial terms aligned with Mace and client objectives.

  • Ensure full compliance with client guidelines, local regulations, building codes, and environmental standards.

You'll need to have:

  • Bachelor's or master's degree in real estate, architecture, property, or a related field with professional accreditation (e.g., RICS/APM).

  • 10+ years of experience in the full development lifecycle of residential developments or large-scale mixed-use real estate programmes.

  • Ideally a proven track record delivering multi-asset residential portfolios, ideally in the Middle East or GCC.

  • Strong capability in feasibility analysis, design development, planning approvals, and project management processes.

  • Proven commercial acumen with appraisal, valuation, and transaction skills

  • Excellent communication, interpersonal, and stakeholder management skills.

  • Proficiency in project management tools (e.g., Primavera, MS Project, Power BI).

  • Ability to work effectively in fast-paced, complex mega-project environments.

  • Strong analytical and problem-solving mindset, with the ability to challenge assumptions and influence decisions.

  • Demonstrated leadership in multidisciplinary environments.
