Job Description

PURPOSE OF THE ROLE:

The DLP (Defects Liability Period) Executive is responsible for managing and coordinating all activities related to the Defects Liability Period across residential, commercial, and mixed-use developments. The role ensures timely identification, reporting, and rectification of defects in line with contractual obligations, maintaining high customer satisfaction, and protecting the company's reputation.

PRIMARY RESPONSIBILITIES:

Site Requirement:

  • Lead the site DLP team, including the Main contractor, subcontractor & other vendors.
  • Assist with post-DLP maintenance, source third-party vendors, and obtain quotes.
  • Report maintenance issues and track corrective actions.
  • Analyze and troubleshoot issues in buildings/apartments/villas.

Maintenance & Operations:

  • Support day-to-day operations to ensure defects & rectification works are well coordinated & quality works delivered.
  • Track maintenance requests and coordinate with the service team for timely resolution.
  • Encourage adherence to ARADA DLP processes.
  • Document and Drawing Review
  • Support review of drawings, layouts, rectification method statement, O&M manuals, and fit-out plans with the relevant team.
  • Coordinate with different departments in highlighting & actioning common defects & any safety concerns.
  • Maintain proper filing of essential documents such as agreements and records.

Residents Relation:

  • Act as the key point of contact for residents, supporting the resolution of concerns and requests professionally and promptly, and in line with company policy & procedures.
  • Assist in managing inquiries related to defect rectification updates, maintenance, and other warranty (DLP) related queries.

Reporting & Documentation:

  • Maintain logs of resident interactions, common defects, escalations, incidents, and inspections.
  • Report repeats issues, rising trends in defects, long lead issues/aging cases, and contractor performance. Prepare DLP reports and summaries for review. Use spreadsheets, PowerPoint, Software (field service, Salesforce, CAFM), and track logs.
  • Conduct meetings with service providers & track minutes.

Administrative Support:

  • Help process requests, maintain databases, and support documentation tasks.
  • Assist in meeting coordination, including agenda and note preparation.

QUALIFICATION

  • Bachelor's degree in Electrical or Mechanical Engineering or similar technical certification| | Property management | Property handover | Property Snagging
  • Master's degree preferred.

EXPERIENCE

  • 1 - 2 years in DLP coordination, CIVIL/MEP Construction, Customer service, or Property Management role.
  • Arabic and English speakers are a MUST
  • Excellent communication skills.
  • Proven Experience in handling customer complaints directly.

SKILLS

  • Analyse and troubleshoot issues in buildings/villas.
  • Familiarity with drawings, site plans, or property management software (Salesforce, field service, or related property management software).
  • Excel and PowerPoint skills for presentations and reporting.
  • Ability to track work and follow up.
  • Liaise with Contractors, Service Providers, source third-party vendors, and obtain quotes + method statement

PREFERRED INDUSTRY EXPERIENCE:

  • Real Estate and/or Construction.
