Job Description

We are seeking an experienced Estimation Engineer to join our Facilities Management team. The successful candidate will be responsible for preparing accurate cost estimates, quotations, and commercial proposals for preventive maintenance, corrective maintenance, fit-out, renovation, and specialized FM services across residential, commercial, and holiday home properties.

The ideal candidate has a strong background in Facilities Management and understands the operational requirements of holiday homes, including maintenance contracts, reactive maintenance, annual maintenance contracts (AMC), refurbishment projects, and property handovers. The role requires close coordination with Operations, Procurement, Finance, Business Development, and clients to ensure competitive pricing while maintaining quality and profitability.

Key Responsibilities Cost Estimation

  • Prepare accurate cost estimates for preventive maintenance, corrective maintenance, renovation, refurbishment, and fit-out projects.
  • Analyze drawings, specifications, scopes of work, BOQs, and client requirements.
  • Perform quantity take-offs and prepare detailed cost breakdowns.
  • Estimate labor, materials, equipment, subcontractor, transportation, and overhead costs.
  • Develop competitive pricing while maintaining company profit margins.
  • Review historical project costs and utilize benchmarking for future estimates.

Tendering & Proposal Preparation

  • Prepare commercial and technical proposals for Facilities Management contracts.
  • Review tender documents, RFQs, RFIs, and client specifications.
  • Coordinate clarification requests with clients and consultants.
  • Prepare bid comparisons and recommendation reports.
  • Ensure timely submission of quotations and tender documents.
  • Participate in tender negotiations and contract discussions.

Facilities Management Estimation

  • Request and evaluate supplier quotations.
  • Coordinate with Procurement for material pricing and supplier selection.
  • Negotiate with suppliers and subcontractors to obtain competitive pricing.
  • Maintain updated material and labor cost databases.
  • Monitor market price fluctuations.

Site Visits

  • Conduct site inspections before preparing estimates.
  • Assess existing site conditions.
  • Identify project risks and operational constraints.
  • Prepare site assessment reports.
  • Attend client meetings and technical discussions.

Project Handover

  • Coordinate with Operations following project award.
  • Prepare estimation handover documents.
  • Clarify project scope, assumptions, exclusions, and pricing.
  • Support project mobilization.

Cost Control & Analysis

  • Track estimated versus actual project costs.
  • Analyze project profitability.
  • Recommend cost-saving initiatives.
  • Develop standardized costing templates.
  • Improve estimation accuracy through lessons learned.

Documentation

  • Maintain quotation records and tender documentation.
  • Update estimation templates and pricing databases.
  • Archive project estimates for future reference.
  • Ensure document version control.

Client Support

  • Respond to client inquiries regarding quotations.
  • Provide technical clarification during the bidding process.
  • Support Business Development with pricing strategies.
  • Build professional relationships with clients and consultants.

Qualifications

  • Bachelor's Degree in Mechanical Engineering, Civil Engineering, Electrical Engineering, Quantity Surveying, or a related engineering discipline.
  • Professional certifications in Estimation, Quantity Surveying, or Facilities Management are an advantage.

Experience

  • 5–8 years of experience in estimation within the Facilities Management industry.
  • Minimum 2 years of experience in Holiday Homes, Hospitality, Property Management, or Residential Facilities Management.
  • Experience preparing quotations for AMC contracts and maintenance services.
  • Proven experience handling multiple tenders simultaneously.
  • Experience working in the UAE or GCC is preferred.

Working Conditions

  • Office-based with regular site visits.
  • Frequent travel to properties and client locations within the UAE.
  • Occasional evening or weekend work to meet tender deadlines.
  • Ability to work under pressure and manage multiple concurrent bids.
