Role Overview
A leading regional real estate investment and development platform is seeking an Executive Director - Asset Management (Hospitality) to lead the strategic oversight, performance optimisation and value creation of a large-scale hospitality portfolio.
This role will take full accountability for portfolio strategy, operational performance, capital structuring, brand partnerships and long-term value enhancement across a diversified hospitality platform including hotels, serviced residences and mixed-use lifestyle destinations.
Key Responsibilities
- Define and execute the long-term asset management strategy for the hospitality portfolio.
- Drive NOI growth, EBITDA enhancement and overall portfolio valuation uplift.
- Lead annual business plan approvals and ongoing performance monitoring.
- Identify repositioning, redevelopment and capex optimisation opportunities.
- Oversee underwriting for new hospitality acquisitions and developments.
- Full P&L accountability across the hospitality platform.
- Lead asset-level and portfolio-level financial modelling and scenario analysis.
- Partner with investment, development and finance teams on capital allocation decisions.
- Support refinancing, debt structuring and disposal strategies where applicable.
- Act as primary interface with international hotel operators and brand partners.
- Monitor operational KPIs including RevPAR, GOP margins, occupancy, ADR and F&B performance.
- Work closely with development teams to shape hospitality concepts from feasibility through delivery.
- Provide asset management input into design, positioning, brand selection and pre-opening strategy.
Candidate Specification
- 15+ years experience across hospitality asset management, investment or hotel operations.
- Proven track record managing institutional-scale hospitality portfolios.
- Strong experience overseeing international hotel brands (e.g. luxury, lifestyle, upper-upscale).
- Experience within a major real estate owner/developer, sovereign platform, or global hospitality investment group preferred.
- GCC or emerging markets experience advantageous.
- Strong financial modelling and valuation capabilities.
