Job Summary

Lead the future of asset management in a dynamic theme park environment where innovation meets operational excellence. As the Facilities Asset Management Director, you'll oversee a team of 30-40 professionals to ensure seamless maintenance, safety, and efficiency across HVAC, electrical, civil, and fire safety systems while driving cost-effective CAPEX and OPEX strategies. With 15+ years of hands-on engineering experience and a proven track record in managing technical teams, you'll develop preventive maintenance programs, negotiate vendor contracts, and align facility upgrades with business goalsall while prioritizing guest and colleague safety. Bring technical expertise in BMS, water treatment, and fire suppression systems alongside strong leadership and stakeholder communication to deliver flawless operations. Responsibilities

  • Supervision and management of all Facilities
  • Plan, direct, control and manage all aspects of the leisure facility maintenance
  • Manage Division P&L, periodically meeting with Finance and/or Senior Director of General Services to discuss Expenditure vs. Budget
  • Conducting performance reviews for direct reporting Colleagues and disciplinary actions within the team
  • Supervision of contractors / vendors working within the parks
  • Approving the 3rd Party Contractor of monthly manpower scheduling
  • Project management of new construction on various scales in line with parks strategies
  • Approval of Preventative Maintenance (PM) and Standard Operating Procedures (SOP) programs ready for implementation to Computer Managed Maintenance System (CMMS) tool
  • Ensures proper inventory levels for spare parts for all facilities equipment
  • Assisting other departments with facilities related tasks/issues
  • Assisting all facilities department Colleagues in their day-to-day tasks if needs be
  • Signing off work completion certificates
  • Ensuring training programs are delivered to all Colleagues to obtain annual and quarterly training hours
  • Liaising with park(s) operational departments to ensure their needs are met
  • Managing Service Requests (SR) and ensuring they are completed in a timely manner
  • Monitoring departmental Key Performance Indicators (KPI) and strategic initiatives
  • Technical reviews of documentation
  • Monitoring of facilities PM tasks ensuring the PM schedule is set appropriately to maintain the best possible efficiency of equipment with reduced equipment down-times / breakdowns
  • Monitoring the CMMS data is entered accurately and on time
  • Working closely with other Maintenance teams to ensure the Maintenance department functions efficiently
  • Ensuring the parks assets are maintained to the highest level of quality and performance
  • Reviewing Service Level Agreements (SLA) and contracts in-line with the procurement processes
  • Ensuring all Fire Life Safety Systems (FLS) are working correctly at all times
  • Informing the business units and concerned parties of any scheduled interruption to facilities equipment
  • Ensuring the properties are always safe for Colleagues and Guests as a priority
  • Provide the necessary input for setting facilities budgets
  • Ensure that the facilities meet the government health and environmental regulations such as HACCP, firefighting systems and others
  • Ensure that items in the Safety Log from HSE are attended to and rectified in a timely manner
  • Ensure all Colleagues within the group are properly trained and utilize all safety equipment issued to them to reduce workplace injuries and accidents
  • Oversee facility/attraction installation processes to ensure the installation meets all the requirements set forth in the contract, specifications and drawings
  • Participate in facility/attraction design review processes to communicate operational improvements to designers
  • Participate in facilities/attractions refurbishment program by developing scope requirements, budget requirements, and schedule
  • Ensure all third-party inspections are completed, working in conjunction with the Environmental Health and Safety (EHS) Department and providing acceptance of the facility / attraction
  • Overseeing the park maintenance operations to achieve stated objectives for maintenance, repairs, costs, guest service satisfaction, park operational cleanliness and sanitation
  • Supervision of asset management and inventory
  • Implementation of the comprehensive preventive maintenance program
  • Actively seeking and implementing cost saving programs
  • Development and implementation of the Maintenance Department processes policies and procedures

Qualifications

  • Bachelor's degree in facilities management, engineering, business administration, or a related field
  • Must have a bachelor's degree in facilities management, engineering, business administration, or a related field
  • Minimum of 15 years experience on site installing and commissioning or supervising as a HVAC Engineer, Electrical Engineer, Civil Engineer
  • Minimum of 10 years experience at managing a team of engineers, contractors or skilled staff
