Facilities Manager

About the Opportunity
A major asset owner is seeking an experienced Facilities Manager to lead the delivery of hard and soft FM operations across a portfolio of large, mixed-use and hospitality assets.
This role requires a hands-on operational leader with strong contractor governance, asset lifecycle understanding, and the ability to manage complex environments safely, efficiently, and cost-effectively.
Key Responsibilities
- Lead day-to-day delivery of hard and soft FM services across assigned assets
- Oversee preventive, corrective, and reactive maintenance programmes in line with approved schedules
- Ensure uptime and reliability of critical systems (MEP, HVAC, utilities, life-safety systems)
- Manage contractor performance against SLAs, KPIs, and contractual obligations
- Validate service reports, invoices, and variations to ensure accuracy and compliance
- Drive service improvement plans where performance gaps are identified
- Support asset condition assessments, lifecycle planning, and renewal programmes
- Maintain accurate asset data and CAFM system records
- Ensure full compliance with UAE regulations, safety codes, and internal FM standards
- Lead incident response, emergency preparedness, and operational risk mitigation
- Contribute to FM budgets, OPEX forecasting, and cost-control initiatives
- Act as the primary operational FM contact for internal stakeholders and service partners
Candidate Profile
- 812 years of experience in facilities management across mixed-use, hospitality, or large asset portfolios
- Strong exposure to contractor and vendor management within outsourced FM models
- Solid understanding of MEP systems and building services (operational, not design-led)
- Proven experience using CAFM / digital FM systems
- Strong knowledge of HSE, compliance, and regulatory requirements in the UAE
- Confident stakeholder manager, able to communicate clearly with senior leadership
- Calm, structured, and decisive under operational pressure
- Bachelor's degree in Mechanical Engineering, Facilities Management, or related discipline
- Professional certifications (IFMA / NEBOSH / IOSH) preferred
