Job Summary
The Head of Lettings is responsible for leading and executing the leasing strategy across One Investment's property portfolio. This senior leadership role focuses on maximising occupancy, rental income, and tenant retention while ensuring compliance with Dubai real estate regulations. The position oversees all leasing operations, tenant relations, revenue performance, and lettings teams, acting as the primary point of contact for landlords and key stakeholders.
Key Responsibilities
Lettings Strategy & Portfolio Performance
- Develop and implement leasing strategies to maximise occupancy rates, rental yields, and asset value across the portfolio.
- Drive new lettings, renewals, rent reviews, and tenant retention initiatives.
- Analyse market trends, rental benchmarks, and competitor activity to maintain competitive positioning.
- Ensure all units are leased efficiently and rental income is optimised.
Leasing Operations Management
- Oversee day-to-day lettings operations across residential and/or commercial assets.
- Manage leasing pipelines, negotiations, contracts, and handover processes.
- Ensure all lease agreements comply with DLD, RERA, and relevant UAE regulations.
- Monitor rental collections, arrears, and payment performance in coordination with finance teams.
Landlord & Stakeholder Relations
- Act as the primary point of contact for landlords and investors regarding leasing performance.
- Prepare and present regular leasing, occupancy, and revenue reports.
- Provide strategic advice to landlords on pricing, unit mix, and leasing enhancements.
- Manage relationships with Owner Associations and third-party stakeholders.
Tenant Relations & Retention
- Oversee tenant communications, renewals, and dispute resolution.
- Ensure a high standard of tenant satisfaction to reduce churn and vacancy.
- Lead initiatives to improve tenant experience and long-term retention.
Team Leadership & Development
- Lead, mentor, and manage the lettings team, including leasing managers, officers, and coordinators.
- Set KPIs, conduct performance reviews, and ensure ongoing training and development.
- Coordinate closely with property management, marketing, finance, and legal teams.
Reporting & Compliance
- Prepare regular reports covering occupancy, leasing velocity, income performance, arrears, and forecasts.
- Ensure compliance with company policies, legal frameworks, and regulatory requirements.
- Maintain accurate leasing records and documentation across the portfolio.
External Partnerships
- Manage relationships with brokers, agents, marketing partners, and third-party service providers.
- Oversee marketing and leasing campaigns to support faster absorption of vacant units.
Requirements
- Bachelor's degree in Real Estate, Business Administration, or a related field (Master's preferred).
- Minimum 710 years experience in real estate leasing or property management, with at least 3 years in a senior or leadership role.
- Strong knowledge of Dubai real estate laws, DLD, and RERA regulations.
- Proven track record in lettings strategy, revenue growth, and portfolio optimisation.
- Excellent leadership, negotiation, and stakeholder-management skills.
- Strong analytical and reporting capabilities.
- Proficiency in MS Office and property management / CRM systems.
- Strategic mindset with strong decision-making and problem-solving abilities.
