About the Company

Our client is the Middle East platform of a major international residential developer, with a strong track record across Europe and North America. From their Riyadh head office, they are developing a diversified portfolio of residential communities across Saudi Arabia, including flagship coastal projects on the Red Sea. Their focus is on highquality, sustainable, and investmentgrade residential assets that meet the needs of a rapidly evolving market.

Role Overview

We are seeking a Real Estate Investment Analyst to join the investment team in Riyadh. The role will support the sourcing, evaluation, and execution of residential development and investment opportunities across the Kingdom. You will work closely with senior leadership, development, finance, and external advisors to underwrite deals, prepare investment papers. This is an excellent opportunity for a young ambitious individual to make a move to the Middle East gaining critical local experience.

Key Responsibilities

  • Build and maintain detailed financial models for residential development and incomeproducing assets (cash flows, IRR, NPV, sensitivity/scenario analysis).
  • Support market and site assessments across Saudi cities and key Red Sea locations, including supplydemand, pricing, absorption, and competitive benchmarking.
  • Prepare highquality investment memos, presentations, and decision papers for investment committees and board approvals.
  • Assist in due diligence processes (commercial, financial, technical, legal), coordinating with advisors and internal stakeholders.
  • Analyse land acquisition opportunities, JV structures, and partnership proposals, including returns, risk profile, and alignment with strategy.
  • Track and report on project performance vs. business plan, updating models and KPIs on a regular basis.
  • Research macroeconomic, regulatory, and sector trends in Saudi Arabia and the wider GCC, providing insights that feed into strategy.
  • Support capital raising and financing activities (banks, institutions, JV partners) with robust analysis and presentation materials.
  • Contribute to the continued development of bestpractice tools, data sets, and processes within the investments function.

Qualifications & Experience

  • Bachelor's degree in Finance, Economics, Real Estate, Engineering, or related field; Master's/CFA/real estate designation is an advantage.
  • 25 years experience in real estate investment, development, corporate finance, or consulting; exposure to residential projects preferred.
  • Strong financial modelling skills in Excel (development appraisals, DCF, financing structures); Argus or similar tools are a plus.
  • Demonstrated experience preparing investment decks and analytical reports for senior stakeholders or investment committees.
  • Prior experience in Saudi Arabia or the GCC real estate market is highly desirable.

Skills & Competencies

  • Strong quantitative and analytical capability with high attention to detail.
  • Clear, concise communication skills; able to articulate complex analysis in a simple, commercial way.
  • Comfortable working in a fastpaced, dealdriven environment with multiple priorities.
  • Collaborative mindset and ability to work effectively in a crosscultural, international setting.
  • Fluency in English required; Arabic is a strong plus.
