Job Description

We are looking to hire a Manager - Quantity Surveyor with a strong background in post-contract work within the real estate development sector for our client based in Dubai which is one of the largest semi government organization in the region.

This position is a contract role with an initial duration of 12 months and is renewable.

The role is within the Commercial Team. As a post-contract quantity surveyor, you will be responsible for day-to-day functional leadership of estimating and quantity surveying skill sets to enable the organisation to achieve project delivery goals post-contract.

Key responsibilities:

Post contract administration and commercial management including but not limited to the following:

  • Lead and oversee post-contract commercial management activities across assigned development projects to ensure cost efficiency and contractual compliance.
  • Manage the review, assessment, and approval of contractor and consultant variations, ensuring alignment with contractual obligations and internal change management procedures.
  • Provide commercial guidance and decision-making support to project teams on contractual matters, claims, and financial implications.
  • Oversee the administration of change management processes, ensuring variations, instructions, and approvals are properly documented and controlled.
  • Review and evaluate Extension of Time (EOT) claims and associated prolongation costs, providing recommendations in line with contractual provisions.
  • Monitor and validate interim payment applications and valuations, ensuring accuracy prior to certification.
  • Oversee the preparation and review of monthly commercial reports, including cost forecasts, cashflow projections, commitments, and accruals.
  • Manage contract close-out activities, including final account negotiations, preparation of final payment certificates, and release of performance bonds and guarantees.
  • Ensure insurances, bonds, and contractual securities are maintained in accordance with contract requirements.
  • Provide functional leadership and mentoring to junior quantity surveyors and commercial team members where applicable.
  • Liaise with internal stakeholders, consultants, and contractors to resolve commercial issues and support successful project delivery.

Knowledge, skills & experience:

  • 10 - 15+ years of experience in project management consultancy/developer, with a minimum of 5 years in post-contract roles (UAE experience is preferred).
  • Bachelor's degree in Quantity Surveying or equivalent.
  • Very good command of English and strong communication skills.
  • Experience with various aspects of Quantity Surveying such as Contract Administration, Field, and Drawing Measurements, Material Takeoff, Estimating, Valuations, Bills of Quantities, Reports, Claims, Dispute Resolution, Variations, Arbitrations, Contractual Letters, Final Accounts preparation, and project close-out.
  • Knowledge in FIDIC suite of Contract is an advantage;
  • Excellent negotiation & change management skills
