Role Purpose
The Managing Director is the execution leader of the property business, accountable for delivering capital projects and running the assets profitably and safely.
Key Responsibilities
Commercial Development & Asset Management
- Drive occupancy, tenant acquisition & retention, and service excellence.
- Manage operating budgets, cost-to-income ratio, and NOI optimization.
- Ensure safety, security, regulatory compliance, and ESG standards are met.
- Lead technical and engineering operations including M&E, building systems, and preventive maintenance.
Business Management
- Own the P&L for projects and operations.
- Manage capex and opex budgets with strong financial discipline.
- Track ROI on capex, AEIs, and operational improvements.
- Partner with the CFO on capital allocation, forecasting, and shareholders reporting.
People Management
- Lead a multi-disciplinary team spanning Projects, Construction, PMO, Operations, Facilities, Technical, HSE, and Procurement.
- Build and embed SOPs, governance structures, and performance reporting systems.
- Foster a culture of safety, accountability, and continuous improvement.
Stakeholders Management
- Represent the projects and operations function at the Board and Executive Committee.
- Effective engagement with stakeholders, regulators, tenants
- Build strong external networks with contractors, consultants, and industry bodies.
Project Management
- Lead the end-to-end delivery of all capital projects, including new builds, refurbishments, fit-outs, and asset enhancement initiatives (AEIs).
- Drive on-time, on-budget, and on-quality delivery across the capital projects.
- Ensure projects are designed for long-term operability and cost efficiency.
- Lead commissioning, stabilization, and post-handover defect management.
- Establish and enforce project governance, risk management, and reporting frameworks.
- Manage consultants, contractors, and authority approvals.
- Oversee capex planning, prioritization, and execution.
Requirements
- At least 20 years in real estate, property, or construction industry in senior project management and operations roles.
- Proven track record in delivering large-scale property development or capex projects (typically $500M+ portfolio value); preferably in Singapore.
- Strong experience in operating significant property portfolios (commercial, retail, mixed-use).

- Bachelor's degree in Engineering, Architecture, Construction Management, Real Estate, Property, Quantity Surveying, or a related discipline. MBA or Master's degree in Real Estate is strongly preferred.
