Role Summary
This is a full time onsite role for a marketing manager located in Dubai, United Arab Emirates.
Key Responsibilities
- Develop annual and project-specific marketing strategies aligned with business goals and sales targets.
- Conduct market research, competitor analysis, and customer segmentation to define positioning and target audiences.
- Create go-to-market plans for new project launches, including pricing positioning, USPs, buyer personas, and communication themes.
- Lead development of project brand identities, naming, logos, brand guidelines, and tagline creation.
- Ensure consistent brand representation across all touchpoints digital, print, outdoor, on-site, and sales center.
- Coordinate with creative and branding agencies for design development and quality control.
- Oversee all digital marketing activities: website, social media, SEO/SEM, content marketing, paid ads, remarketing, landing pages, CRM journeys.
- Manage performance marketing campaigns to drive quality leads at optimal cost-per-lead (CPL).
- Track digital KPIs CTR, CPL, conversion rates, engagement metrics, ROI.
- Manage marketing automation and CRM journeys (SMS, email, WhatsApp, retargeting sequences).
- Plan and execute project launch campaigns and unveilings.
- Co-manage brokers events, sales gallery activations, press conferences, international roadshows, and property exhibitions (e.g., Cityscape).
- Coordinate production of launch collateral, brochures, masterplan visuals, walkthroughs, flythroughs, renderings, miniatures.
- Manage production of marketing materials (brochures, fact sheets, project books, banners, hoardings, signage, show unit branding, merchandising).
- Co supervises on-site marketing installations in sales centers, show apartments, and project sites.
- Maintain updated project documentation, price lists, and marketing toolkits for sales teams.
- Lead a team of digital marketers, designers, content writers, and agency partners.
- Work closely with Sales, Product Development, CRM, and Finance to ensure alignment with revenue targets.
- Coordinate with external agencies: media buying, branding, PR, digital performance, production houses, rendering studios.
- Develop and manage annual marketing budgets per project.
- Tracks spend vs. budget, ensure cost optimization, and negotiate with vendors.
- Measure ROI of marketing initiatives and report performance to management.
- Oversee PR strategy, press releases, media relationships, and brand reputation.
- Manage crisis communication and community engagement initiatives.
- Coordinate with PR agencies to maximize media exposure in relevant markets.
- Co prepares weekly and monthly dashboards on leads, campaigns, website traffic, conversions, and cost efficiencies.
- Analyze customer behavior trends, sales funnel performance, and demographic data.
- Recommend improvements based on insights to enhance lead quality and conversion.
Qualifications
- Bachelor's degree in marketing, Business Administration, or related field; master's degree preferred.
- Minimum of 06-10 years of marketing experience, including at least 35 years in real estate development.
- Fluency in English is required, knowledge of Japanese, arabic or any European language is advantage.
- Strong knowledge of UAE/GCC real estate market dynamics, buyer behavior, and regulatory landscape.
- Experience managing digital performance campaigns and working with CRM platforms (Salesforce, HubSpot, Property CRM).
- Proven success in project launches and large-scale integrated marketing campaigns.
