About the Role

APEX TECH Facilities Management is seeking a hands-on, multi-skilled Field Technical Supervisor to join our operations team in

Riyadh. This is a field-based, mobile role . The successful candidate will lead a multi-trade technical team on site, carrying out

electrical, HVAC, plumbing, and civil maintenance tasks directly alongside their team, while managing day-to-day field

documentation and coordinating materials and contractor activities under the direction of the Facility Manager.

This role is ideal for an experienced, qualified Multi-skilled technical team leader who has grown into a Supervisor position within a

facilities management environment

Key Responsibilities

1. Hands-On Technical Work

• Carry out LV electrical maintenance, fault-finding and repair: distribution boards, panel boards, isolators, earthing systems,

light fixtures, switches, sockets, cable management and termination.

• Perform electrical troubleshooting for fire alarm and CCTV electrical systems; manage Cat6 and telecommunication cabling,

connection and termination works.

• Carry out and supervise HVAC system maintenance including filter cleaning, drain servicing, coil inspection and fault

identification.

• Perform and oversee multi-trade maintenance activities across plumbing (leak repairs, valve replacement, drain clearing),

carpentry, painting and minor civil works.

• Read and interpret electrical layout drawings, single-line diagrams, and as-built plans to guide maintenance and installation

activities.

• Conduct hands-on site inspections across assigned facilities, identify defects and carry out or coordinate rectification.

2. Field Team Leadership

• Lead a mobile multi-trade technical team on site — allocate daily tasks, monitor work quality, and work alongside the team as

required.

• Conduct daily toolbox talks and safety briefings before commencing site activities.

• Enforce HSE procedures, PPE compliance and permit-to-work (PTW) requirements at all times.

• Monitor team performance, punctuality and adherence to assigned work orders, report issues to the Facility Manager.

• Train and guide junior technicians through hands-on demonstration and on-the-job coaching.

3. Documentation & Reporting

• Raise, update and close work orders for all reactive and preventive maintenance tasks — using the work order management

system or paper forms as directed.

• Complete PPM checklists, inspection records and service logs accurately and on time.

• Prepare materials requirement lists based on site inspection findings and submit for Facility Manager review and approval.

• Maintain accurate records of maintenance consumables used, including brand, model and quantity.

• Prepare and submit daily site activity reports and defect logs in English.

4. Materials & Procurement Support

• Identify and list materials, spare parts and consumables required for planned and reactive maintenance works.

• Liaise with the procurement team or Facility Manager to ensure timely availability of materials on site.

• Verify delivered materials against purchase orders and specifications, flag discrepancies immediately.

• Maintain a minimum on-site stock of common consumables and fast-moving electrical spare parts.

5. Contractor Coordination

• Coordinate and supervise specialist subcontractors on site under the direction of the leadership.

• Raise permit-to-work documents for contractor activities and ensure site safety compliance.

• Verify contractor work completion against agreed scope before confirming sign-off.

• Maintain a log of contractor visits and works performed.

Candidate Requirements

Essential

• Minimum 8 years hands-on experience in MEP or facilities management maintenance, with at least 2 years leading a field

team.

• Demonstrated multi-trade capability: HVAC (duct split systems), Electrical, basic plumbing, civil support.

• Able to read electrical & HVAC layout drawings and as-built plans.

• Must be able to read, write and complete technical documents, checklists and work orders in English.

• Strong site presence and team leadership — leads by doing, not just directing.

• Knowledge of HSE site procedures, PPE requirements and permit-to-work systems.

• Valid and transferable Iqama.

Preferred

• Prior experience working within a professionally managed FM company.

• Exposure to fit out, renovation or snagging works in commercial or retail environments.

• Familiarity with CAFM or work order management systems.

• Saudi Driving Licence is a Plus

• First Aid or HSE certification.

Facilities & Environment

The role will cover maintenance and operations across a mixed FM portfolio that may include commercial offices, retail and mall

environments, hospitality facilities, residential buildings and warehouses. The candidate must be comfortable working across

different facility types within a mobile team structure, responding to both planned preventive maintenance schedules and reactive

fault calls.
