Position Overview

The Office Leasing Director is responsible for leading and optimizing the organization's office leasing portfolio by developing and executing comprehensive leasing strategies that maximize occupancy, rental income, and long-term asset value.

This role ensures strong market positioning, effective tenant acquisition, and high-quality lease execution through strategic leadership, commercial acumen, and cross-functional collaboration. The position plays a critical role in driving portfolio performance, revenue growth, and sustainable asset enhancement.

Core Responsibilities

Strategic Leadership

  • Develop and implement short- and long-term leasing strategies aligned with corporate objectives and market conditions.
  • Define occupancy, revenue, and yield targets across the office portfolio.
  • Ensure competitive positioning of assets within relevant submarkets.

Leasing & Tenant Acquisition

  • Lead tenant sourcing initiatives, broker engagement, and direct leasing activities.
  • Drive new tenant acquisition while maintaining strong tenant retention.
  • Manage and evaluate brokerage partnerships to ensure performance excellence.

Lease Negotiation & Commercial Structuring

  • Oversee all lease negotiations including pricing strategy, incentives, escalation structures, renewals, and contract terms.
  • Ensure compliance with company policies and risk management standards.
  • Protect long-term asset value through commercially sound agreements.

Market Intelligence & Portfolio Optimization

  • Conduct market research and competitive benchmarking of rental rates.
  • Analyze absorption rates, vacancy trends, and renewal cycles.
  • Recommend pricing adjustments and repositioning strategies based on market dynamics.

Performance Management & Reporting

  • Monitor leasing KPIs including occupancy rate, leasing velocity, renewal ratio, and revenue growth.
  • Prepare leasing forecasts, business cases, and executive-level performance reports.
  • Provide strategic recommendations to senior leadership.

Cross-Functional Collaboration

  • Work closely with Asset Management, Finance, Legal, Facilities, Development, and Strategy teams to ensure seamless leasing execution.
  • Align leasing strategy with asset enhancement, budgeting, and capital planning initiatives.

Team Leadership

  • Build, lead, and develop high-performing leasing teams.
  • Set performance standards, KPIs, and professional development plans.
  • Foster a results-driven and customer-focused culture.

Qualifications & Experience

Education

Essential:

  • Bachelor's degree in Business Administration, Economics, Finance, Real Estate, or related field.

  • Professional certifications such as CPM, CCIM, or equivalent real estate credentials.

Professional Experience

Essential:

  • 1015 years of experience in commercial office leasing or real estate asset management.
  • Proven track record of managing large office portfolios and achieving revenue targets.
  • Strong experience in lease negotiations and commercial structuring.

Preferred:
