Job Summary
The Project Manager is responsible for leading and managing facility management operations across medium to large-scale projects, typically covering a workforce of approximately 200 to 450 employees. The role ensures the successful delivery of hard and soft FM services in line with contractual requirements, client expectations, approved budgets, service level agreements, quality standards, and regulatory compliance.
The Project Manager acts as the main custodian of the project contract and budget, overseeing operational performance, workforce planning, vendor management, risk control, client satisfaction, and continuous improvement across the project.
Key Responsibilities
- Lead the full delivery of facility management services, including hard services, soft services, maintenance, cleaning, housekeeping, hospitality, and external space services.
- Manage day-to-day project operations to ensure service efficiency, quality, compliance, and client satisfaction.
- Develop project plans, operational strategies, objectives, timelines, and performance targets.
- Monitor project budgets, revenue, costs, expenditure, and variance reports to ensure financial control.
- Ensure full compliance with contractual obligations, SLAs, performance benchmarks, governmental regulations, HSE standards, and industry requirements.
- Lead and manage project teams including engineers, supervisors, technicians, cleaners, and support staff.
- Coordinate with HR on workforce planning, manpower requirements, employee performance, and team development.
- Manage client relationships, address concerns, monitor satisfaction levels, and ensure timely service delivery.
- Identify project risks and implement mitigation plans, contingency plans, and corrective actions.
- Monitor vendor and subcontractor performance to ensure quality delivery and contract compliance.
- Coordinate with procurement teams for materials, resources, vendor agreements, and operational requirements.
- Prepare project reports, operational updates, KPIs, budget reviews, and performance dashboards for management.
- Conduct regular audits of operational processes and identify areas for improvement.
- Drive continuous improvement, automation, digital solutions, and best practices across FM operations.
- Promote a culture of safety, professionalism, teamwork, accountability, and service excellence.
Requirements
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related field.
- Minimum 12 years of experience in Facility Management, Operations & Maintenance, or large project operations.
- Previous experience in a leadership or managerial capacity is essential.
- Strong experience managing large operational teams and FM projects.
- Solid knowledge of hard services, soft services, building systems, maintenance operations, and technical infrastructure.
- Strong understanding of project budgeting, cost control, procurement coordination, and contract management.
- Excellent leadership, communication, stakeholder management, and problem-solving skills.
- Strong knowledge of HSE, quality standards, building safety, and regulatory compliance.
- Experience in project estimation and proposal writing is preferred.
- Professional certifications in Project Management or Facility Management are preferred.
