Project Manager- Swimming Pools

Role Overview

Responsible for end-to-end execution of residential swimming pool projects, ensuring delivery on time, within budget, and to required quality and safety standards. The role covers site management, subcontractor coordination, and technical oversight across civil, structural, waterproofing, and MEP works.

Key Responsibilities

Project Execution

• Manage full construction lifecycle of residential swimming pools from excavation to handover

• Supervise site activities including excavation, steel fixing, concrete works (shotcrete/cast), waterproofing, and finishes

• Ensure works are executed in line with approved drawings and specifications

Technical Oversight

• Interpret construction drawings (structural, MEP, and landscape)

• Coordinate installation of pool systems including filtration, pumps, piping, and lighting

• Ensure correct implementation of waterproofing systems and structural integrity

Site & Team Management

• Lead site labour, foremen, and subcontractors

• Plan daily and weekly work schedules to meet project timelines

• Monitor productivity and enforce quality control standards

Compliance & Approvals

• Ensure compliance with Dubai Municipality regulations and local authority

• Coordinate inspections and approvals as required

• Maintain site safety standards and documentation

Procurement & Cost Control

• Coordinate material requirements and site deliveries

• Monitor usage of materials and reduce wastage

• Support project cost control and reporting

Handover & Commissioning

• Oversee testing and commissioning of pool systems

• Ensure proper functioning of filtration, circulation, and lighting systems

• Manage snagging and final project handover

Experience

• Minimum 5+ years experience in swimming pool construction in GCC

• Proven track record delivering residential pool projects

• Strong knowledge of shotcrete, waterproofing systems, and pool MEP installations

Technical Skills

• Understanding of structural and MEP drawings

• Knowledge of pool systems (filtration, pumps, hydraulics)

• Familiarity with Dubai construction standards and authority approvals

Qualifications

• Degree or Diploma in Civil Engineering, Construction Management, or related field (preferred)

Skills & Competencies

• Strong site management and leadership skills

• Ability to manage multiple subcontractors

• Problem-solving and decision-making under site conditions

• Good communication and reporting skills.

• Driving license

• Experience working with villa landscaping and external works
