Overview
The Senior Specialist Property Management Services is responsible for overseeing and managing end-to-end property management operations across a portfolio of commercial and/or residential properties. The role focuses on ensuring operational efficiency, tenant satisfaction, financial performance, regulatory compliance, and effective vendor and team management. This position plays a key role in maintaining asset value while delivering high-quality property management services aligned with organizational and client objectives.
Package - AED 15000 - AED 25000/month
Responsibilities
- Oversee daily operations of multiple properties, ensuring they are well-maintained and operating efficiently.
- Coordinate and manage maintenance and repair activities, ensuring timely and cost-effective solutions.
- Act as the primary point of contact for tenants, addressing queries, concerns, and service requests promptly.
- Manage tenant relationships to ensure high satisfaction levels and retention.
- Handle lease management activities including negotiations, renewals, amendments, and terminations.
- Prepare and manage property budgets, monitor operating expenses, and control capital expenditures.
- Oversee rent collection and ensure timely and accurate payments.
- Prepare and review financial reports including income statements, variance reports, and performance summaries.
- Ensure compliance with all applicable property laws, health, safety, environmental, and regulatory standards.
- Conduct regular property inspections to identify risks and implement mitigation measures.
- Develop and maintain emergency response and business continuity plans.
- Manage vendors and service providers, including contract negotiation, SLA monitoring, and performance evaluation.
- Prepare and present regular property performance reports to senior management.
- Analyze operational and financial data to identify trends and improvement opportunities.
- Develop and implement action plans to enhance service quality and operational efficiency.
- Lead, mentor, and evaluate property management team members, fostering a high-performance work environment.
Requirements
- Bachelor's degree in Real Estate, Property Management, Business Administration, or a related field.
- Minimum 5 years of experience in property management, with at least 2 years in a senior or supervisory role.
- Proven experience managing a portfolio of commercial and/or residential properties.
- Strong knowledge of property management practices, tenant management, lease administration, and vendor management.
- Solid financial acumen with experience in budgeting, cost control, and financial reporting.
- Good understanding of property laws, regulations, and compliance requirements.
- Proficiency in property management software and MS Office applications.
- Strong communication, negotiation, and relationship-management skills.
- Ability to manage multiple properties, priorities, and stakeholders effectively.
