Role Purpose
The Property Manager is responsible for overseeing the operational, financial, and administrative performance of assigned residential and/or commercial assets. The role ensures optimal asset value, tenant satisfaction, regulatory compliance, and efficient service delivery aligned with company standards and strategic objectives.
Key Responsibilities
1. Asset & Operational Management
- Oversee day-to-day operations of assigned properties (residential, commercial, mixed-use, or staff accommodation).
- Ensure properties are maintained to high operational and safety standards.
- Coordinate with Facilities Management (hard & soft services) to ensure SLA compliance.
- Conduct regular property inspections and ensure corrective actions are implemented.
2. Tenant & Lease Management
- Manage tenant relationships and ensure high levels of tenant satisfaction.
- Oversee leasing activities, renewals, handovers, and terminations.
- Handle tenant escalations, disputes, and service requests professionally.
- Monitor occupancy levels and support strategies to improve retention.
3. Financial Management
- Prepare and manage property budgets (OPEX & CAPEX).
- Monitor service charge collections, rental income, and arrears.
- Review financial performance reports and implement cost optimization initiatives.
- Approve vendor invoices and monitor expenditure against budget.
4. Vendor & Contract Management
- Supervise third-party contractors and service providers.
- Ensure contract compliance, service quality, and performance KPIs.
- Support procurement processes for property-related services.
5. Compliance & Governance
- Ensure compliance with UAE real estate regulations and company policies.
- Maintain accurate documentation of leases, contracts, and tenant records.
- Support audit processes and regulatory inspections.
- Ensure adherence to HSE standards and risk management protocols.
6. Reporting & Stakeholder Coordination
- Prepare monthly performance reports (occupancy, revenue, collections, maintenance KPIs).
- Liaise with internal departments (Finance, Leasing, Legal, FM, Development).
- Present property performance updates to senior management when required.
Qualifications & Experience
- Bachelor's Degree in Real Estate, Business Administration, Property Management, or related field.
- 58 years of experience in property management within UAE.
- Experience managing residential, commercial, or large accommodation portfolios.
- Strong knowledge of leasing processes, service charge management, and vendor coordination.
- Experience working with property management systems (Yardi, SAP, Oracle, etc.) is preferred.
