We are seeking a detail-oriented and client-focused Property Handover Specialist to manage the end-to-end handover process for new and existing properties. The primary responsibility is to act as the bridge between the developer/property management team and the clients (buyers/tenants). The ideal candidate must be fluent in Arabic to effectively communicate with Arabic-speaking stakeholders, government entities, and clients, ensuring a seamless, compliant, and positive closing experience.
Key Responsibilities:
1. Handover Coordination
- Manage the full lifecycle of property handovers (both initial handovers from developers and re-handovers between tenants/owners).
- Schedule and coordinate inspection dates, final walkthroughs, and key handover ceremonies with all relevant parties (clients, developers, maintenance teams, and trustees).
- Liaise with the Handover Team (engineers, customer service, and registration officers) to ensure all technical and administrative tasks are aligned with the handover schedule.
- Prepare and review Snag Lists (defect lists) and ensure all outstanding maintenance issues are resolved prior to the final handover.
2. Documentation & Compliance:
- Verify the accuracy of all ownership documents, title deeds, tenancy contracts, and Ejari registrations.
- Ensure all utility connections (DEWA, FEWA, Lootah, etc.) and district cooling transfers are processed and activated.
- Maintain a strict filing system for handover documents, ensuring all records are compliant with local regulations (RERA, DLD, etc.).
3. Client & Stakeholder Communication:
- Conduct professional presentations of the property features, amenities, and community guidelines during the handover.
- Negotiate and mediate between buyers and sellers or landlords and tenants regarding handover disputes, deposit releases, and final account settlements.
Qualifications & Skills
- Bachelor's degree in business administration, Real Estate, Law, or a related field.
- RERA Certified (preferred and highly advantageous).
- Minimum 2-4 years of experience in property handover, real estate administration, or customer service within the UAE/GCC real estate market.
- Proven experience working with master developers with a large property management firms is a strong plus.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
- Familiarity with CRM software and property management systems (e.g., Yardi, SAP, or similar).
- Deep understanding of RERA laws, Ejari, and DLD (Dubai Land Department) processes.
- Must be fluent in Arabic to handle legal documentation.
- Exceptional interpersonal skills; ability to handle high-pressure situations with diplomacy.
- Strong multitasking abilities with a keen eye for detail regarding legal and technical documents.
