Job Description

Job Summary:

The Quantity Surveying Manager shall be responsible for overseeing all aspects of building consulting services, including reserve fund studies, service charge allocation, building condition audits, technical snagging, and asset management. The role requires strong leadership and project management skills, as well as the ability to maintain high-quality client deliverables. The Quantity Surveying Manager will ensure compliance with local regulations and industry best practices while driving continuous improvement and supporting business growth initiatives.

Key Responsibilities:

Reserve Fund Study & Service Charges Cost Allocation:

Conduct and oversee reserve fund studies to ensure long-term financial planning for property maintenance.

Analyze and allocate service charges based on accurate cost assessments and property needs.

Ensure compliance with industry regulations and best practices in fund allocation.

Building Condition Audit:

Lead building condition audits to assess structural integrity, mechanical systems, and overall asset performance.

Prepare detailed reports with recommendations for maintenance, repairs, and lifecycle planning.

Work with property managers and owners to implement audit findings effectively.

Technical Snagging & Asset Tagging:

Oversee technical snagging processes to identify and document construction defects and quality issues.

Ensure proper tagging of assets for tracking and lifecycle management.

Implement digital tools for efficient asset tagging and data management.

Qualifications & Skills:

Bachelor's degree in Civil Engineering, Mechanical Engineering, Building Surveying, Facilities Management, or a related field.

RICS-qualified (MRICS/FRICS) or equivalent professional accreditation is preferred.

Minimum 5 years of experience in building consulting, property management, or construction auditing.

Strong knowledge of reserve fund studies, service charge allocation, and building assessment methodologies.

Experience in asset management, technical snagging, and lifecycle planning.

Familiarity with local regulations and industry standards.

Excellent leadership and team management skills.

Strong analytical, problem-solving, and communication abilities.

Proficiency in technical reporting, data analysis, and project management.

LEED, BOMA, or other sustainability certifications are considered an advantage.
