About the Role:

Quantity Surveyor is responsible for managing the quantity measurement, estimation, tendering, costing, contract administration, valuation, and cost control of marble, building contracting, and fit-out projects.

The role requires strong knowledge of construction materials, marble and stone works, joinery/fit-out works, civil works, finishes, and project commercial requirements to ensure projects are delivered within approved budgets and commercial objectives.

Key Responsibilities

Quantity Take-Off & Measurement

• Review architectural, structural, interior design, shop drawings, specifications, and project documents.
• Prepare detailed quantity take-offs and material measurements for marble, stone, civil, and fit-out works.
• Calculate quantities for flooring, wall cladding, countertops, stairs, thresholds, vanity tops, and other stone works.
• Measure quantities from drawings and site conditions and identify discrepancies.
• Prepare and maintain detailed BOQs and quantity measurement sheets.
• Verify quantities executed at site against approved drawings and BOQ.

Estimation & Tendering

• Prepare accurate project cost estimates and tender submissions.
• Analyze drawings, specifications, BOQs, and scope of work to identify project requirements.
• Obtain and compare quotations from suppliers and subcontractors.
• Prepare material, labour, equipment, transportation, wastage, overhead, and other cost calculations. Develop competitive and commercially viable tender pricing.
• Identify exclusions, assumptions, qualifications, and potential commercial risks before tender submission.
• Assist in preparing rate analysis and build-up of unit rates.
• Review tender clarifications and prepare commercial responses.

Marble & Stone Works

• Prepare detailed quantities and costing for different marble, granite, porcelain, quartz, limestone, and other stone materials.
• Calculate material requirements considering slab sizes, cutting patterns, wastage, edge profiles, thickness, finishes, and installation requirements.
• Coordinate with suppliers regarding material availability, pricing, lead times, and technical specifications.
• Review stone layouts and optimize material utilization to minimize wastage.
• Verify fabrication and installation quantities against approved drawings and site requirements.

Cost Control

• Monitor project costs against the approved budget.
• Maintain project cost reports and commercial tracking sheets.
• Monitor material, labour, subcontractor, and other project-related costs.
• Identify cost variations and potential cost overruns at an early stage.
• Prepare cost-to-complete and project forecast reports.
• Monitor committed costs and actual expenditure.
• Support project teams in implementing cost-saving opportunities without compromising quality.

Variations & Claims

• Identify, document, measure, and price variations and additional works.
• Prepare variation quotations and supporting documents.
• Review client instructions, drawings, and site changes to establish commercial impact.
• Maintain a variation log and monitor approval status.
• Assist in preparing claims for additional costs and extension of time where applicable.
• Ensure all variations are properly supported by drawings, instructions,measurements, and correspondence.

Interim Valuations & Payments

• Prepare monthly progress valuations and payment applications.
• Measure completed works and verify quantities with project/site teams.
• Prepare supporting measurement sheets and documentation.
• Review client valuations and payment certificates.
• Follow up on outstanding payments and commercial issues.

Contract Administration

• Review contracts, BOQs, specifications, drawings, and commercial terms.
• Monitor contractual obligations and deliverables.
• Maintain records of instructions, variations, claims, and commercial correspondence.
• Assist management in identifying contractual and financial risks.
• Ensure commercial documentation is properly maintained throughout the project lifecycle.

Final Account & Project Close-Out

• Prepare project final accounts.
• Reconcile approved variations, quantities, payments, and outstanding claims.
• Prepare subcontractor final accounts.
• Verify final quantities against as-built drawings and actual site conditions.
• Support project close-out and commercial settlement with clients and subcontractors.

• Preferred: 8-10 years of relevant experience in Quantity Surveying, preferably within:
• Marble and natural stone companies
• Interior fit-out companies
• Stone fabrication and installation projects  
• Candidates with UAE construction experience and knowledge of local construction practices will be preferred.
• Must be UAE Driving License Holder
