Role Overview
A leading international real estate advisory firm is seeking a high-performing, Arabic-speaking Regional Sales Head Makkah & Madinah (Off-Plan) to drive and scale its off-plan residential sales operations across the Western Region of Saudi Arabia.
This is a revenue-critical leadership role responsible for building, managing, and expanding a performance-driven sales team focused on off-plan residential projects. The role requires deep expertise in Saudi real estate regulations, strong developer relationships, and a proven track record of achieving aggressive sales targets.
The successful candidate will be commercially astute, incentive-driven, and fully accountable for revenue growth and regional P&L performance.
Key Responsibilities
Commercial Strategy & Revenue Growth
- Develop and execute the regional off-plan sales strategy for Makkah & Madinah.
- Deliver agreed revenue targets and drive sustained sales growth.
- Take full ownership of regional P&L performance.
- Identify and secure new project mandates from developers.
- Drive pricing strategy, absorption planning, and project positioning.
Sales Leadership & Team Building
- Build, lead, and scale a high-performing, target-driven sales team.
- Establish KPIs, commission structures, and performance management frameworks.
- Recruit, coach, and mentor Saudi sales professionals.
- Create a strong incentive-driven sales culture.
Developer & Investor Relations
- Build and maintain strong relationships with regional developers.
- Negotiate exclusive sales mandates and partnership agreements.
- Engage with local investors, family groups, and high-net-worth individuals.
- Represent the firm at project launches, client meetings, and industry events.
Transaction Management & Compliance
- Oversee the full off-plan sales cycle from mandate acquisition to closing.
- Ensure strict compliance with KSA real estate regulations and escrow requirements.
- Maintain strong understanding of the regulatory framework governed by:
- Real Estate General Authority (REGA)
- Ministry of Municipal and Rural Affairs and Housing
- Capital Market Authority (where applicable)
- Ensure all transactions comply with Saudi legal and documentation standards.
Expansion & Market Development
- Expand market share within the Western Region.
- Monitor market trends, competitor activity, and regulatory updates.
- Travel regularly across Riyadh, Makkah, and Madinah.
Candidate Profile
Essential Requirements
- Arabic speaker with strong English communication skills.
- Real estate sales experience within KSA.
- Proven success in off-plan residential property sales.
- Experience building and managing high-performing sales teams.
- Established relationships with developers in Makkah, Madinah, and/or Riyadh.
- Strong knowledge of KSA real estate laws, regulations, and off-plan sales processes.
- Highly target-driven, incentive-oriented, and commercially focused.
- Experience managing revenue targets and P&L accountability.

- Exposure to capital markets or real estate investment structures.
- Experience launching new branches or regional business units.
- Strong local investor network within the Western Region.
