Role Title: Sales Director Property Development (Based in Dubai)
Reporting to: Chief Operating Officer
Location: Dubai, UAE
Primary Objective: Drive and accelerate propertysales performance for the company's development portfolio, build a high-performing sales team, set and enforce KPIs, and ensure the revenue and margin targets are met.
Key Responsibilities
Develop, implement and own the sales strategy for the development portfolio (off-plan and/or ready projects) in line with company goals.
Hire, train, lead and manage a team of Relationship Managers / Sales Executives: set clear individual & team KPIs, track performance, coach under-performers, motivate high-performers.
Set monthly/quarterly/annual sales targets (units, value, margin) and ensure the team meets or exceeds them.
Create and enforce KPI metrics: leads generated, conversion rate, pipeline size, deal closing time, average margin per deal, customer satisfaction, referral rates etc.
Monitor market dynamics in Dubai, competitor activity, pricing trends, buyer sentiment and adapt sales tactics accordingly.
Manage, build and deepen relationships with brokers, channel partners, high-net-worth clients, real-estate networks and investor groups.
Collaborate with marketing, product, operations/legal teams to ensure smooth hand-over of deals, documentation, and excellent customer experience.
Generate and present regular sales forecasts, performance reports and pipeline reviews to senior management.
Ensure high standards of accountability, sales ethics, CRM usage, pipeline hygiene and documentation compliance.
Experience
Strong track record in real-estate/property development sales in Dubai/UAE: ideally 5-10 years (or more) with demonstrable success.
Proven experience managing a sales team (preferably minimum 2-3 years in a leadership role) and achieving team sales targets.
Deep knowledge of Dubai real-estate market (off-plan, secondary, investor driven) and associated legal/regulatory environment.
Excellent leadership, communication, negotiation, coaching and people-management skills.
Experience setting and monitoring KPIs, building sales dashboards, pipeline management, use of CRM systems.
Self-motivated, targetdriven, ability to work under pressure, strong commercial acumen.
Preferred: Bachelors in Business/Marketing/Real Estate or equivalent; fluency in English (Arabic a plus).
