Job Purpose:

The Senior Architect will be responsible for translating design concepts into technically coordinated buildable solutions that align with project requirements and design intent. This role bridges the gap between design intent and site execution, safeguarding quality, constructability, cost efficiency, and project specifications, aesthetic goals, and quality standards. The architect will work closely with the Consultant (ID team), FF&E Engineers and other stakeholders, to ensure the seamless integration of architectural details with site execution. The role demands strong design sensibility, technical accuracy, and cross-disciplinary collaboration to maintain both aesthetic and functional standards across all project phases.

About the Job:

Design Oversight and Development:

  • Develop detailed IFC ID ready drawings based on schematic concepts, renders, and architectural plans received from the Consultant (ID team).
  • Coordinate with the Consultant (ID team) to secure approvals for IFC drawings, then relay IFCs, BOQs, material specs, and project timelines to joinery and marble divisions for shop drawing development.
  • Ensure design proposals adhere to project requirements, material constraints, and stakeholder expectations.
  • Prepare and update as-built drawings reflecting approved revisions and site changes.
  • Study schematic drawings, renders, and IFC packages to develop project matrices and track deliverables. Drawing Production & Coordination:
  • Guide and supervise draftsmen in the preparation of detailed shop drawings.
  • Review and validate drawings for compliance with schematic concepts, authority regulations, and consultant guidelines.
  • Coordinate with the BIM team to ensure clash-free models and drawing synchronization.
  • Resolve design-related conflicts or discrepancies during the production phase in coordination with the Technical Manager and other stakeholders.
  • Annotate revisions on shop drawings, coordinate approvals with consultants and clients, and manage feedback to ensure alignment with project intent.

Joinery and Marble Coordination & Technical Oversight:

  • Assess design intent for technical feasibility, buildability, and compliance with IFC drawings and project constraints.
  • Provide feedback and annotated revisions to the Marble and Joinery Teams technical submissions.
  • Coordinate with Technical Manager and other stakeholders to finalize the Marble & Joinery package for consultant submission.

Material & Method Alignment:

  • Support the FF&E and Materials team by validating proposed finishes and construction techniques from a design and technical perspective
  • Propose alternate materials or construction methods that achieve the same design intent within cost and timeline constraints.

Quality Assurance and Compliance:

  • Conduct regular site visits to ensure accurate implementation of approved drawings and adherence to design intent.
  • Identify deviations from design and recommend corrective actions.
  • Ensure all design and architectural implementations comply with local building codes, safety regulations, and industry best practices.

Documentation and Reporting:

  • Maintain accurate logs of RFIs, submittals, approvals, and revisions to ensure full traceability.
  • Develop RFIs and technical documentation to resolve queries and ensure project clarity.
  • Ensure designs adhere to relevant building codes, safety regulations, and industry standards.
  • Document design changes and variations, coordinating with the commercial team for necessary adjustments.
  • Prepare and share status reports and progress updates with stakeholders and senior management.
  • Consolidate design changes and lessons learned for continuous process improvement.

Coordination & Stakeholder Engagement:

  • Participate in technical meetings with consultant (ID team), main contractor (GEC), and internal teams to resolve design challenges and maintain project momentum.
  • Establish strong professional relationships with consultant (ID team), main contractor (GEC), and subcontractors (joinery, marble, etc.) for effective communication and collaboration.

Value Engineering & Innovation:

  • Propose cost-effective alternatives for materials and systems through structured value engineering reviews.
  • Research and integrate innovative materials, technologies, and global trends to enhance quality, performance, and sustainability.

Minimum Qualifications:

  • Bachelor's degree in architecture or a related field
  • 7-10 years of experience in interior design, with a strong portfolio of fit-out and joinery projects.
  • Proficiency in design software, including AutoCAD, Revit, SketchUp, 3Ds Max, and Adobe Creative Suite.
  • Strong understanding of materials, finishes, and furniture design.
  • Excellent organizational and project management skills.
  • Strong communication and interpersonal skills, with the ability to collaborate across teams.
  • Ability to handle multiple projects simultaneously while meeting deadlines.
  • Knowledge of building codes, safety regulations, and sustainability principles.
