Job Overview: We are seeking an experienced Senior Architect (PMC) with a minimum of 15 years of professional experience, including at least 5 years in a similar position within the Project Management Consultancy Services (PMC) is mandatory. The candidate shall have a proven track record of assuming a similar role in a reputable consultancy firm. Specific experience in design stage of hospitality projects mainly resorts, coupled with the knowledge of BIM, will be highly advantageous. Excellent communication skills and a strategic mindset are essential for success in this role. Solid experience BIM is required.
About the Role: The Senior Architect (PMC) will support the PMC- Design Manager in various responsibilities related to the design phase of projects.
Responsibilities:
- Support the PMC- Design Manager to develop and manage the WBS for the design phase.
- Track the design deliverables to ensure the completeness of design at the defined milestones.
- Implement, monitor and validate the Project Design Governance process and procedures.
- Monitor and validate the Design performance by the Lead Design Consultants and sub consultants.
- Support the design manager to lead the technical meeting and progress meeting with the Design consultants, preparing and circulating the meetings agenda, and meeting minutes.
- Support the design manager managing the Design submissions received from the Design Consultants.
- Coordinate with the design review team to ensure proper review of the design deliverables.
- Foster clear and consistent communication between stakeholders, including client, designers.
- Support the design manager Promote design to budget and manage design changes effectively, minimizing impact on timelines and budget.
- Follow up with the Contractor to receive all contract documents before construction commencement.
- Attend internal and external project kick-off meetings as requested by the Associate Project Manager with clients and contractors.
- Prepare the breakdown of all items on the BOQ, taking into consideration materials cost, labor cost, testing, commissioning, overhead, and profit.
- Follow up with the Contractor for copies of all documents that have been approved by the authorities.
- Review material submittals and verify that they are abiding by K&A standards, project design and specifications, and local rules, codes, and regulations.
- Review all shop drawings submitted by the contractor and ensure that all details are included.
- Review and approve all construction documents submitted by the contractor, including the quality documents such as Method statements, inspection and test plans, and all site documents following the approved design packages.
- Conduct a site inspection to ensure that the works are carried out as per the approved shop drawings and K&A standards.
- Provide all guidance and support to the site Architect while inspecting the work, materials, and delivery notes, etc.
- Support the Project Manager and the other team in the evaluation of the Contractor's claim or Variation orders, reviewing the cost breakdown for any claim, and provide solid feedback.
- Review and validate the contractor's daily reports including the reporting about the man-power, labour, equipment, and plants.
- Reviewing and reporting about the material delivery notes.
- Support the PMC team in reviewing the contractor's payment application by validating the actual quantities.
- Work closely with the site engineer and the PMC team regarding the issuance of site instructions, site observation reports, and the preparation then closing of the Non-Conformance Reports.
- Support the Project Manager in attending to correspondence letters.
- Assist the Project Manager in reviewing monthly contractors payments.
- Implement corporate policies and procedures.
- Review the documents related to the RFI (Request for Information), responding to it in compliance with the related processes.
- Attend the Factory Acceptance Test and Field Acceptance Test (FATs) as required.
Qualifications:
- Bachelor's Degree in Architecture Engineering.
- Professional certificates are desirable (such as PMP, PMI-RMP, or Prince 2).
- Proven experience during the design stage of projects is a must.
- Have proven experience in hospitality projects (5-star Hotels and Resorts operated by branded operators) for at least 5 years, reviewing and approving the shop drawings, method statements, inspection and test plans, and all site documents following the approved design packages.
- The Candidates shall have experience in reviewing the master planning and Interior design (ID) submissions.
- Experience in the local market of KSA is required.
Required Skills: Solid experience in BIM, excellent communication skills, strategic mindset.
Preferred Skills: Experience in hospitality projects, knowledge of design governance processes.
