Role Overview:
We are seeking a strong Maintenance Operations Leader to manage and structure technical
operations across a large residential apartment portfolio (800+ units).
The role focuses on in-unit maintenance, preventive programs, rapid guest-impact
response, and structured operational control.
This is a portfolio-level leadership position managing distributed apartment units (not
building-level facilities).
Key Responsibilities:
- Lead and manage all in-unit maintenance operations
- Supervise assistant managers, planners and technical teams
- Implement structured preventive maintenance programs across apartments
- Ensure fast resolution of guest-impacting issues (AC, plumbing, electrical, appliances)
- Reduce repeat issues and emergency breakdowns
- Control backlog and SLA performance
- Manage external vendors and service providers
- Introduce structured reporting and performance tracking
- Maintain guest-ready condition of all units
Required Experience:
- 815 years in residential maintenance or property management
- Experience managing distributed apartment portfolios (not single building)
- Managed 1020+ technicians
- Strong preventive maintenance background
- Experience in fast-paced or hospitality-driven environment preferred
- Strong execution and team leadership skills
