We are seeking an experienced Senior Quantity Surveyor to manage both pre-contract and post-contract commercial functions for high-rise residential and commercial developments.
This is a client-side role, best suited for professionals with strong experience working within a real estate developer or consultancy environment, providing commercial oversight rather than site execution.
The successful candidate will act as the developer's commercial representative, supporting cost planning during the pre-contract phase and ensuring robust cost control, claim management, and financial governance during post-contract delivery.
Key Responsibilities
Pre-Contract Responsibilities
- Prepare and review cost plans, feasibility estimates, BOQs, and tender documentation for high-rise developments.
- Lead or support tendering processes, including tender analysis, commercial evaluation, and recommendation reports.
- Coordinate with design consultants to ensure cost alignment with design development and value engineering objectives.
- Support budget finalization and cost benchmarking prior to contract award.
Post-Contract Responsibilities
- Lead the post-contract QS function on behalf of the developer across multiple high-rise projects.
- Review, assess, and recommend approval of contractors interim payment applications, variations, and final accounts in coordination with appointed consultants.
- Work closely with the Contract Manager and QS consultants to ensure proper contract administration and cost governance.
- Prepare and monitor cost-to-complete forecasts, cash flows, and commercial performance reports.
- Evaluate EOT, disruption, and prolongation claims, ensuring contractual compliance and adequate substantiation.
- Drive commercial review meetings with consultants and contractors to maintain budget and contract compliance.
Qualifications & Experience
- Bachelor's Degree in Quantity Surveying or Civil Engineering (Master's degree preferred).
- Minimum 57 years of overall QS experience, covering both pre-contract and post-contract roles.
- Strong experience on high-rise residential and commercial developments.
- Mandatory experience working with a real estate developer or consultancy (client-side exposure essential).
- Solid understanding of cost planning, tendering, post-contract cost control, and commercial management.
- Strong working knowledge of FIDIC contracts (1st and 4th Editions).
- Candidates must have at least 5 years of UAE experience.
