NOW HIRING A DEVELOPMENT MANAGER

Our client is a leading Real Estate Development company in Saudi Arabia specialising in residential & hospitality projects.

The Role:

The Development Manager will oversee project developments from start to finish, managing multiple projects as needed. Responsibilities include commercial and project management, coordinating stakeholders, and ensuring timely, on-budget, high-quality project completion. They may also provide input on project identification, evaluation, and business development opportunities when required.

Key Responsibilities:

Responsible for managing multiple project developments (depending on scale) within the company from inception to completion. This includes commercial and project management, as well as overseeing necessary stakeholders to ensure projects are delivered on time, within budget, and meet approved quality standards. May also participate in project identification, evaluation, and assessment of business development opportunities as needed.

Provide technical support related to various affordable housing programs at local, state, and national levels.

Oversee leasing, partnership negotiations, architectural planning, construction contracts, and other legal aspects of projects.

Identify partnership opportunities aligned with the company's strategic priorities on projects.

Support the identification of new projects with potential for the company's portfolio.

Develop business cases for identified projects in consultation with the Heads of Finance & Legal, Project Services, and Strategy.

Maintain ongoing relationships with project partners, establish performance metrics, and track partner performance.

Oversee project sites and logistics, manage documentation, project costs, working capital, and other project management functions.

Ensure projects are completed within schedule, budget, and quality standards.

Coordinate the induction of facility management services for newly developed facilities before commissioning.

Regularly update the knowledge management database with accurate and relevant project information.

Track project schedules, budgets, feasibility assessments, and client approvals.

Focus on the delivery of construction-related projects in line with the organization's schedules and requirements.

Act as a liaison between investors and projects, from initial concept and feasibility studies to development, and identify optimal post-development options.

Conduct detailed development appraisals to assess project feasibility and profitability.

Oversee the selection and active management of the design and development team for each project.

Manage development opportunities through the project cycle, from acquisition, feasibility, and planning to technical project delivery.

Monitor marketing portals for potential site acquisitions.

Conduct market research to support the development model.

Review planning policies as needed to inform the appraisal process.

Perform thorough due diligence for land acquisition efforts.

Attend site visits when necessary.

Track key data (such as construction costs and transactions) that influence investment decisions.

Collaborate with the project team to maximize the value of existing projects.

Coordinate with architects, technical consultants, local authorities, residents, and all management levels.

Maintain accurate financial records for each project, submitting reports to the GM. Collaborate with the Accounts team to manage financial records and ensure logistics, budgets, and timelines for each event are met.

Possess a comprehensive understanding of the Development Group's existing market-rate and affordable housing projects.

Evaluate project financial feasibility and monitor ongoing project financial performance, including creating and maintaining complex, multi-phase budgets and proformas. Analyze financing strategies, as projects may include affordable, market-rate, or commercial components using public and private funding sources.

Requirements:

  • Bachelor's degree in Architecture, Civil Engineering, Project Management, or a related discipline.
  • 10+ years total experience
  • 2+ years KSA experience
  • 2-4 years of relevant experience in Development or Project management within real estate development.
  • Background in real estate development for high-end residential, hospitality, and mixed-use properties, with a focus on build to lease.
  • Strong proficiency in managing business plans, financial oversight, and delivering projects from concept through completion.
