Job: Project Finance Manager (Real Estate)

A leading Real Estate Development organization is looking for a Project Finance Manager to support the financial management of real estate development projects from post-feasibility through execution. This role will focus on project budgets, financial performance, controls, reporting, and cross-functional coordination.
Responsibilities
- Budgeting: Translate approved feasibility into detailed project budgets and track performance against key assumptions
- Monitoring: Monitor margins, cost-to-complete, spend, revenue forecasts, and overall financial health of projects
- Reporting: Prepare monthly project review reports, variance analysis, and performance updates
- Cash Flow: Maintain project cash flow forecasts and highlight funding gaps or risks
- Operations: Work closely with AR, AP, and GL teams to ensure accurate postings, reconciliations, payments, and collections
- Controls: Support approvals for PRs, POs, contracts, and variations while ensuring compliance with internal policies
- Stakeholder Management: Partner with Development, Planning, Corporate Finance, Sales, Legal, Treasury, and Project teams on financial matters
- Governance: Support audits, forecasts, management reporting, and project dashboards
- Systems: Use ERP systems to extract, validate, and monitor project financial data
Requirements
- Education: Bachelor's degree in Finance, Accounting, or related field
- Qualification: CPA or CMA is preferred
- Experience: 8+ years of finance experience
- Sector: Real estate development or off-plan project experience is a plus
- Technical: Strong understanding of project financials, budgeting, and feasibility analysis
- Systems: ERP experience required; Oracle Fusion preferred
- Tools: Strong Excel and financial analysis skills
