Job Description:
- Maintenance Planning and Execution: Develop and implement maintenance plans for mechanical, electrical, and plumbing (MEP) systems in facilities. Schedule and oversee routine inspections, repairs, and preventive maintenance activities to ensure the reliable operation of MEP systems.
- Provide technical support to facility management teams for diagnosing and troubleshooting issues with MEP systems. Respond promptly to maintenance requests and emergencies to minimize downtime and ensure the safety and comfort of building occupants.
- Perform site inspections to monitor the condition of MEP Assets and identify maintenance needs.
- Coordinate with external contractors and vendors for specialized repairs and maintenance work.
- Keep accurate records of maintenance activities, including inspections, repairs, and equipment inventory.
- Manage vendor contracts, negotiate service agreements, and monitor vendor performance to ensure quality and cost effectiveness.
- Implement energy management strategies to optimize the performance and efficiency of MEP systems, including HVAC, lighting, and power distribution. Identify opportunities for energy savings, recommend improvements, and track energy consumption to meet sustainability goals and reduce operating costs.
- Asset Management: Maintain accurate records and documentation for MEP assets, including equipment specifications, maintenance history, and warranty information.
- Collaborate with other departments within the FM company, such as operations, engineering, and procurement, to coordinate MEP maintenance activities and support overall facility management objectives. Communicate effectively with internal stakeholders, clients, and external partners to provide updates, reports, and recommendations regarding MEP systems.
- Handle all issues by providing solutions to MEP works.
- Able to prepare daily & weekly progress reports and provide it to the direct manager.
- Ensure compliance with health, safety, and environmental regulations in all MEP activities.
- Can ensure all sites activities are performed safely, all site staff are using the necessary Personal Protective Equipment's (PPE) to eliminate any potential injuries.
Required Criteria:
- Bachelor's degree in mechanical engineering, Electrical Engineering, or a related field.
- 5+ plus years of related industry experience
- Strong knowledge of mechanical, electrical, and plumbing systems, including HVAC, electrical distribution, and water supply systems.
- Experience with computer-aided design (CAD) software and other engineering tools.
- Professional certification (e.g., FMP)
- Knowledge of Mechanical & Electrical Building Services
- Excellent organizational skills with the ability to organize others
