Summary:
The MEP Manager at BEYOND is responsible for overseeing MEP systems throughout the entire lifecycle of real estate projects, from concept to delivery and handover. This includes managing design, installation, and commissioning to ensure alignment with project specifications, budgets, and timelines. The role involves collaborating with external designers, contractors, and facility management, while maintaining high-quality standards and regulatory compliance. Additionally, the Senior MEP Manager will lead and manage the internal MEP team to ensure efficient project execution in alignment with BEYOND high standards.
The Role:
- Actively participate in the MEP aspects of the project from the Concept and Schematic Design phases through to Development and Delivery, ensuring that MEP systems are properly integrated at each stage and meet both functional and regulatory requirements as per the UAE construction laws.
- Address contractor inquiries related to MEP systems, providing timely and accurate responses to ensure smooth project execution.
- Work closely with external designers and consultants to develop MEP designs (including A/C and plumbing systems), ensuring that all design solutions are feasible, efficient, and within project constraints.
- Review MEP design concepts to ensure alignment with the project's plot limits and authority guidelines, confirming that designs comply with all relevant codes, regulations, and standards.
- Supervise the project delivery team and contractors to ensure that MEP works are executed to the highest quality standards, within the established project timelines, and in compliance with the project's design specifications.
- Lead, mentor, and manage the internal MEP team, ensuring effective communication, task allocation, and coordination among team members.
- Conduct regular performance reviews and provide continuous training and development opportunities for the internal MEP team to enhance their skills and knowledge, ensuring optimal performance on all projects.
- Keep senior management updated on the progress of the MEP components of the project, promptly resolving any issues or delays that arise.
- Collaborate with the facility management (FM) team during the handover process, ensuring all MEP systems are thoroughly documented, functional, and ready for operation.
- Review snags identified by the FM team, filter and prioritize these issues, coordinate with contractors to resolve them, and conduct follow-up inspections to ensure satisfactory resolution.
- Stay involved throughout the Defect Liability Period (DLP), ensuring any remaining issues with the MEP systems are resolved before handing over to FM.
- Plan and allocate MEP team resources for BEYOND upcoming projects, ensuring adequate staffing and expertise for each project's needs.
- Work closely with the commercial team to ensure that MEP systems are designed and executed within the approved budget, managing any cost-related challenges throughout the project lifecycle.
- Lead the MEP tendering process, ensuring accurate pricing and adherence to budgetary constraints, and selecting MEP contractors who meet both quality and financial criteria.
- Identify potential risks related to MEP systems, proactively addressing them to ensure projects remain on schedule and within budget.
- Ensure compliance with all applicable safety regulations, industry standards, and best practices.
- Continuously evaluate new technologies and innovations within the MEP field to propose improvements for future projects.
- Ensure effective communication and collaboration across all project teams, including architectural, structural, and engineering departments, to guarantee smooth integration of MEP systems with other building systems.
- Monitor and enforce sustainable building practices, integrating energy-efficient solutions where possible to meet environmental goals and reduce operational costs.
Competencies:
- Minimum Required Education: Bachelor Degree in Mechanical, Electrical, IT Engineering or equivalent
- Average Years of Experience: 7 to 10 Years of experience in similar role in Real Estate development, contractor or consultant company
- General Skills: Team management, multi-tasking, ability to work on several projects, time management, planning and organizing, communication and negotiation skills
- Technical Skills Project Management, Basic knowledge using TAB, Green Building and LEAD standards knowledge, Strong Knowledge of MEP standards in the UAE
