Job Description

As a Performance Marketing Specialist, you will be responsible for planning, executing, and optimizing high-performance paid media campaigns for luxury real estate projects and resale listings. The role focuses on Google & Meta Ads, with exposure to Snapchat, LinkedIn, Tiktok and Programmatic platforms, driving high-quality leads, strong conversion rates, and measurable ROI.

You will collaborate closely with Sales, CRM, Web, Creative, and Project Marketing teams to ensure campaigns are aligned with business objectives and deliver qualified prospects.

Key Responsibilities

Performance Marketing & PPC Execution

  • Design and implement comprehensive PPC and performance marketing strategies aligned with business and project objectives
  • Manage and optimize campaigns across:
  • Google Ads (Search, Display, Demand Gen, YouTube, Performance Max)
  • Meta Ads (Facebook & Instagram)
  • Snapchat Ads
  • LinkedIn Ads
  • Tiktok Ads
  • Programmatic Display & Video
  • Execute campaigns for:
  • New development launches
  • Resale & leasing listings
  • Investor and end-user acquisition
  • Google & Meta Ads Management

    • Own end-to-end management of Google & Meta Ads accounts, including:
    • Keyword research and structuring
    • Ad copy creation and creative testing
    • Bid strategies and budget allocation
    • Audience targeting and exclusions
    • Develop and execute remarketing strategies to re-engage website visitors and leads across platforms

    Campaign Optimization & CRO

    • Conduct conversion rate optimization (CRO) initiatives:
    • A/B testing of creatives, copies, and landing pages
    • Funnel optimization to improve lead quality and conversion rates
    • Continuously test and refine:
    • Keywords, bids, audiences, creatives, and placements
    • Optimize performance based on:
    • CPL, CPA, CTR, CVR, and lead quality feedback

    Tracking, Analytics & Reporting

    • Monitor and analyze campaign performance using:
    • Google Ads
    • Google Analytics (GA4)
    • Google Tag Manager
    • Ensure accurate tracking, attribution, and conversion setup
    • Prepare weekly and monthly performance reports including:
    • Results and insights
    • Optimization recommendations
    • Scaling opportunities and risk areas

    Cross-Functional Collaboration

    • Work closely with:
    • Marketing Leads
    • Web & UX teams
    • Creative & Copywriting teams
    • CRM & Sales teams
    • Ensure landing pages, creatives, and messaging are aligned with campaign objectives and luxury brand standards

    Quality Control & Governance

    • Maintain a high level of accuracy and attention to detail from campaign setup to lead generation
    • Ensure best practices, platform compliance, and brand guidelines are consistently followed
    • Proactively identify performance gaps and recommend solutions

    Skills & Experience Required

    • Minimum 5 years of hands-on experience managing real estate performance marketing campaigns
    • Strong expertise in Google Ads & Meta Ads (mandatory)
    • Working knowledge of Snapchat, LinkedIn, and Programmatic advertising
    • Proven experience in lead generation and high-ticket marketing
    • Strong analytical mindset with the ability to translate data into action
