Job Purpose

To manage and supervise all on-site construction activities, ensuring that work is executed in compliance with approved designs, specifications, quality standards, and project timelines. The role aims to achieve successful delivery through effective coordination between the client, contractors, and the head office, while maintaining the highest standards of quality, safety, and professionalism.

Key Responsibilities – Project Manager (Site-Based)

  • Lead the on-site supervision team to ensure the project is executed according to approved drawings, specifications, quality standards, and contractual requirements.
  • Review and monitor the project master schedule, identify potential delays, and recommend corrective actions.
  • Coordinate with contractors, consultants, and the client's representative to resolve technical and construction issues efficiently.
  • Ensure full adherence to quality assurance and control (QA/QC) procedures and issue non-compliance reports (NCRs) when required.
  • Supervise and manage all inspection requests (IRs) and ensure proper documentation and follow-up.
  • Verify and review contractors progress payments, variation orders, and claims in coordination with the Quantity Surveyor and cost control team.
  • Manage and guide site engineers, inspectors, and technical staff, ensuring clear communication and performance monitoring.
  • Maintain strong client relations by providing proactive updates, professional guidance, and ensuring satisfaction throughout the project lifecycle.

Qualifications & Requirements

  • Education: Bachelor's degree in civil engineering, Architecture, or Construction Management (master's degree is an asset).
  • Experience: Minimum 15-20 years of total experience, including at least 5 years in a similar site-based Project Management role with a consulting engineering firm.
  • Proven track record in delivering 5-star hotel or hospitality projects, including coordination of high-end finishes, MEP integration, and operator requirements.
  • Strong knowledge of construction supervision practices, FIDIC contracts, and project control procedures.
  • Excellent understanding of hotel construction standards and international hospitality brand specifications.
  • Proficiency in MS Office, Primavera (P6), AutoCAD, and other project management tools.
  • Excellent command of English and Arabic, both written and spoken.
  • Demonstrated leadership, communication, and team management skills.
  • Strong problem-solving abilities and decision-making under pressure.
  • PMP or equivalent project management certification is a plus.
