Job Description

Job Summary:

Quantity Surveyor is responsible for managing all cost-related aspects of real estate projects, from initial estimates and budgeting to contract administration and final accounts. This role ensures cost efficiency, accurate forecasting, and financial control throughout the development, construction, and operation phases of real estate projects.

Responsibilities:

  • Prepare detailed cost estimates for real estate projects based on drawings, specifications, and market benchmarks.
  • Develop project budgets and assist in setting financial targets for development and construction phases.
  • Conduct feasibility studies and cost analyses to support investment decisions.
  • Prepare bills of quantities (BOQ), tender documents, and cost breakdowns for contractors and suppliers.
  • Evaluate tenders, analyze bids, and support the selection of contractors and vendors.
  • Negotiate pricing and contract terms to ensure cost-effective procurement.
  • Assist in drafting and reviewing contracts, ensuring compliance with industry standards and company policies.
  • Monitor contract performance, variations, and claims, providing recommendations for approvals.
  • Manage and update cost databases and contract records.
  • Track project expenditures and ensure alignment with approved budgets.
  • Identify and report cost variances, risks, and opportunities.
  • Prepare cost reports, cashflow forecasts, and financial updates for senior management.
  • Conduct site visits, measure works and prepare valuations for progress payments.
  • Assess contractor claims, variations, and invoices, ensuring accuracy and fairness.
  • Coordinate with project managers, engineers, and finance teams for timely payment processing.
  • Prepare and negotiate final accounts with contractors and suppliers.
  • Ensure all cost documentation, certifications, and financial statements are completed at project close-out.
  • Provide lessons-learned and cost benchmarking for future projects.

Qualifications:

  • Bachelor's degree in quantity surveying, Civil Engineering, Construction Management, or related field.
  • 7+ years of experience as a Quantity Surveyor, preferably in real estate, construction, or property development.
  • Strong knowledge of cost estimation, tendering processes, BOQ preparation, and contract administration.
  • Proficiency in QS software and tools ( CostX, Candy, Excel, etc.).
  • Excellent analytical, numerical, and problem-solving skills.
  • Strong negotiation, communication, and stakeholder management abilities.
  • Ability to work under pressure and manage multiple projects simultaneously.
