Job Purpose
Manage the company's real estate portfolio, including leasing, property maintenance, and project execution, ensuring optimal utilization of assets and full compliance with legal and operational standards.
Key Duties & Responsibilities
1. Leasing Management
- Identify and negotiate leasing opportunities for commercial and residential properties.
- Manage lease agreements, renewals, amendments, and terminations in compliance with legal requirements.
- Build and maintain strong relationships with landlords, tenants, brokers, and real estate agents.
- Monitor market trends to ensure competitive leasing strategies.
2. Maintenance Management
- Oversee property maintenance to ensure safety, functionality, and regulatory compliance.
- Coordinate with vendors and contractors for repairs, inspections, and preventive maintenance.
- Track maintenance budgets, timelines, and service quality.
- Ensure quick resolution of property-related issues.
3. Project Management
- Plan and execute real estate development, fit-out, and renovation projects.
- Prepare project schedules, budgets, scope of work, and resource plans.
- Monitor project progress and ensure timely completion within cost and quality standards.
- Liaise with architects, consultants, contractors, and internal stakeholders.
4. Compliance & Documentation
- Ensure adherence to local real estate laws, regulations, and company policies.
- Maintain accurate records of leases, contracts, property documents, and approvals.
- Support audits and internal reviews related to real estate operations.
5. Financial Oversight
- Monitor rental income, operational expenses, and property performance.
- Prepare periodic financial and operational reports.
- Support budgeting, forecasting, and cost optimization initiatives.
- Identify opportunities to maximize asset value and reduce costs.
Minimum Qualifications & Experience
- Bachelor's degree in Real Estate, Business Administration, Facilities Management, or related field.
- 57 years of experience in real estate management, leasing, and project execution.
- Proficiency in MS Office (Excel, Word, PowerPoint) and property management software.
