Job Title: Quantity Surveyor
Department: Project Team
Reports To: Project Manager
About the Role:
The Quantity Surveyor will be responsible for managing all aspects of cost estimation, budgeting, and financial control throughout the project lifecycle. This role ensures that all construction and development projects are delivered within the approved budget and to the highest quality standards while maintaining cost efficiency in Civil & MEP aspects.
Key Responsibilities:
- Prepare cost estimates, BOQs, and tender documents for new and ongoing projects.
- Conduct feasibility studies and cost planning during the design and development stages.
- Evaluate tender submissions, negotiate with contractors, and prepare recommendations.
- Perform value engineering to optimize project costs without compromising quality.
- Prepare and review interim payment certificates (IPC) and variation claims.
- Monitor project cash flow and budget utilization, highlighting deviations and proposing corrective actions.
- Prepare final accounts and ensure accurate project cost closure.
- Liaise with consultants, contractors, and suppliers for pricing, contract terms, and procurement activities.
- Maintain and update cost databases for materials, labor, and equipment.
- Support the Project and Finance teams with cost reports and forecasts.
- Ensure all QS documentation is accurate, up-to-date, and compliant with contractual obligations.
Qualifications & Experience:
- Bachelor's degree in Quantity Surveying, Civil Engineering, or related field.
- Minimum 10 years of experience as a Quantity Surveyor, preferably in real estate development or construction.
- Strong knowledge of contract management, FIDIC, and UAE construction regulations.
- Proficiency in AutoCAD, MS Excel, Cost X, or similar QS software.
- Excellent analytical, negotiation, and communication skills.
- Detail-oriented with strong financial and commercial acumen.
Preferred Skills:
- Experience in luxury residential or mixed-use projects.
- Ability to manage multiple projects simultaneously.
- Strong teamwork and stakeholder coordination skills.
