Pre-Contract QS Role Summary:
The Pre-Contract Quantity Surveyor (QS) will play a key role in managing all cost-related activities prior to contract award. The candidate will be responsible for preparing cost estimates, tender evaluations, procurement support, and contract documentation to ensure projects are delivered within budget and aligned with organizational objectives.
Key Responsibilities:
- Prepare detailed cost estimates, BOQs, and tender documentation for upcoming projects.
- Conduct feasibility studies and cost planning in the early stages of project development.
- Evaluate tenders from contractors/subcontractors and prepare comparative analysis.
- Collaborate with design teams, architects, and engineers to optimize project costs.
- Assist in drafting contracts, bills of quantities, and commercial terms.
- Monitor market trends and benchmark construction costs.
- Provide input for value engineering exercises to ensure cost efficiency.
- Maintain records of cost estimates, budgets, and tender documentation.
- Support management in contract negotiations and vendor discussions.
- Mentor junior QS staff and provide guidance on pre-contract processes.
Qualifications & Experience:
- Bachelor's degree in Quantity Surveying, Civil Engineering, or equivalent.
- 8+ years of experience in quantity surveying, with at least 35 years in pre-contract roles.
- Experience in high-end residential, commercial, or mixed-use projects is preferred.
- Strong understanding of construction methods, materials, and cost structures.
- Proficient in quantity surveying software (e.g., CostX, QSPlus) and MS Office.
- Excellent negotiation, analytical, and communication skills.
